- Provide a range of housing types to meet a variety of needs
- Protect the existing natural beauty of the land and minimize the impact on sensitive habitats and species
- Include an environmentally sensitive design that protects the existing ravines and oak trees, provides corridors for wildlife, incorporates low-impact design, minimizes visual impacts along Highway 101, and included buffers to protect existing agricultural uses
- Enhance open space areas through preservation of existing oak trees and planting new oak tress and other native species
- Provide a design that is compatible with the neighboring ranchettes by including larger, estate-sized lots adjacent to existing larger lots
- Include highway-oriented commercial uses that will not compete with existing downtown businesses
- Provide vehicle, bicycle, and pedestrian connections to the community
- Enhance the vitality of downtown by brining in new residents that will shop and use existing services
